Just about all 67 Florida Counties have technology that allows citizens to look-up public land records AND court dockets online.
Your local Clerk may use a similar program for looking up public records and dockets. You may have to do some initial digging to find the links. Typically the links are found on the Clerk of Court’s website. In some areas (like Orange County), the public records look-up is found on the Comptroller’s website. In Brevard County the Clerk of Court is also the Comptroller.
It takes just a little practice but once you know what you are looking for and how to search records in your jurisdiction, your speed will improve. It is not uncommon for some folks to research dozens of files per day in various jurisdictions.
Our first example shows the system used by Brevard County and we will cover step by step exactly how to search for “Certificate of Title” (issued after foreclosure) records to see if there are any potential title flaws (aka clouds) on title resulting from the foreclosure sale.
Once you get the hang of it (searching for CT’s), try varying the search requirements & look for the newly filed “Lis Pendens” in your county. LP’s indicates litigation is pending.
When searching Lis Pendens you should add a party name ie -MERS, DEUTSCHE, JP MORGAN, CHASE, ETC. & narrow the date range (as the person – Defendant(s) – will only have 20 day respond).
